Board changes, Huish Park and Ian Scobbie: what is really going on at Yeovil Town? Today's announcement of changes to the Yeovil Town board looked, on the surface, like fairly routine corporate housekeeping. It may be rather more significant than that. Ian Scobbie and Sahil Prabhu are joining the board, subject to approval by the Independent Football Regulator, while Stuart Robins is stepping back from Executive Chairman to become a Non-Executive Director following his election to the National League board. Sahil’s appointment suggests the Srinivasan family are becoming more embedded in the running of the club rather than preparing for an imminent exit. He has already been working with Billy Rowley on recruitment and sporting operations and is now moving formally into the boardroom. But it is the appointment of Ian Scobbie which deserves particularly close attention. Who is Ian Scobbie? The club’s announcement describes Scobbie principally through his football experience at Hartlepool and Scarborough. His professional background is rather more interesting. Scobbie is a solicitor specialising in insolvency, restructuring and corporate recovery, including work involving football clubs. And his history at Scarborough FC has a striking relevance to Yeovil’s current position. Scobbie was chairman of the old Scarborough Football Club during its financial crisis in 2007. One of the principal rescue proposals involved unlocking the development value of the club’s McCain Stadium site, selling it for alternative development, providing a replacement football ground and using the resulting value to deal with the club’s historic debts. The plan ultimately failed, in part because of restrictions surrounding sporting use of the site and concerns over whether sufficient value could be generated to fund both creditors and a replacement stadium. Scarborough FC was subsequently wound up. That absolutely does not mean Scobbie has arrived at Huish Park to sell land. But it does mean Yeovil have appointed someone whose unusual combination of experience includes: football club governance; financially distressed football clubs; corporate restructuring; insolvency; and football-ground/property solutions. That is particularly noteworthy because Yeovil Town already has a major property restructuring problem of its own. The Huish Park deal was always designed around development When South Somerset District Council bought Huish Park and the surrounding land in 2022, the transaction was not simply a conventional sale-and-leaseback. The council acquired roughly 25 acres. The original proposal divided that estate into approximately 10 acres of “core” football land and 14.5 acres of “non-core” land. The non-core land was specifically capable of being developed and sold. The idea was that development proceeds could reduce the amount owed to the council, reduce Yeovil Town’s rent and ultimately assist with the club buying the stadium back. Before the deal completed, the definition of the protected core was narrowed further. Most significantly, the 3G pitch was removed from the core area, preserving the possibility that it could eventually be relocated and its current site used differently. The historic restrictive covenants which had previously limited development around Huish Park were also removed as part of the transaction. In other words, development of surplus Huish Park land was not some later idea dreamt up by Scott Priestnall. It was built into the financial architecture of the council deal. Why does this matter now? Somerset Council currently owns the stadium and extensive surrounding land. Yeovil Town are paying approximately £229,000 a year in rent. The club also holds an exclusive option allowing the property to be bought back, currently extended until 17 May 2028. The present ownership has already made clear that reuniting the club and stadium is an objective. There has also been work examining the wider commercial possibilities at Huish Park, including involvement from specialist hospitality advisers and discussion of hotel, leisure and community uses. No major redevelopment planning application from the current ownership has been identified. But that does not mean nothing is happening. The evidence instead suggests that Yeovil are currently in the commercial feasibility, negotiation and restructuring stage. Seen in that context, Scobbie suddenly becomes a very logical appointment. There is another important development The Assets of Community Value covering Huish Park Stadium and the adjacent land expired on 5 August 2026. Both had been renewed in August 2021 for the statutory five-year period. Unless a new nomination has very recently been submitted or accepted, those protections have now lapsed. An ACV does not prevent development and it does not give supporters ownership of the ground. What it can do is provide an important degree of protection if an owner wishes to make certain disposals, including an opportunity for an eligible community organisation to trigger a moratorium and prepare a bid. Given everything currently happening around Huish Park, allowing those listings simply to disappear would seem unwise. A new nomination need not necessarily come from the existing Glovers Trust. An eligible supporters’ organisation with the correct constitution and local connection could potentially make one. So what might the plan actually be? There is no evidence that the owners intend simply to cover Huish Park in housing. A more credible possibility is something substantially more sophisticated: Develop or commercialise parts of the non-core estate create value from that land use some or all of that value to repurchase the freehold eliminate the £229,000 annual rent burden improve commercial income around the stadium reunite Yeovil Town and Huish Park. If executed properly, that could be enormously beneficial to the football club. Removing a rent bill approaching a quarter of a million pounds every year would fundamentally improve Yeovil Town’s economics. Commercial development which brought hotel, leisure, hospitality or other year-round revenue to Huish Park could also make the club substantially less dependent upon matchday income. Development itself is therefore not necessarily the threat. The crucial question is who captures the value created by it. If planning permission turns relatively low-value land around Huish Park into land worth millions, does that increased value remain permanently within the football club and secure its future? Or does it ultimately sit within a holding company or accrue to shareholders while the football club remains dependent upon whoever owns it? That distinction matters far more than whether a particular parcel eventually contains houses, a hotel or a leisure facility. The board reshuffle makes more sense viewed through that lens The emerging structure appears to be something like: Prabhu Srinivasan and Bhavna Vohra — ownership and capital Sahil Prabhu - increasing involvement in football operations Ian Scobbie - experienced football governance and restructuring expertise Stuart Robins - non-executive oversight, local knowledge and National League representation That looks less like an ownership group preparing to leave and more like one preparing for the next phase of its project. Although what is Nicholas’ and Rhys Rosser’s roles, currently operating outside the limelight. And that next phase may increasingly concern the thing which has hung over Yeovil Town for years: Huish Park itself. There is no smoking gun here and supporters should be wary of turning reasonable questions into conspiracy theories. But the combination of the existing development-friendly property structure, active attempts to reunite club and stadium, the recent expiry of the ACVs and the appointment of a director with Scobbie’s particular professional history means the land issue deserves much closer scrutiny. The questions supporters should now be asking are not simply: “Are they going to develop Huish Park?” They should be: Which land is genuinely protected for football? What development is being considered on the remainder? How would any uplift in land value be distributed? Would the football club regain ownership of the stadium? And what legal protections would ensure Huish Park remains the permanent home of Yeovil Town regardless of who owns the club in ten, twenty or fifty years’ time? Those are questions worth answering before the bulldozers, metaphorical or otherwise, ever arrive.

Balchi Non_League_Analyst I’ll also add that a large amount of players haven’t lived in Yeovil for a while. Jake Hyde came from Ascott way and many lived in Bristol anyway and commuted to Yeovil. There’s absolutely no doubt that being in Bristol is beneficial for signing players.. they don’t mind moving to Bristol they HATE living in Yeovil. Listen to Simon Churches ‘Under the cosh’ like many loan players they quite often say Yeovil is boring and they couldn’t wait to leave 😂. Point being is regardless of if we trained in Yeovil most would still choose to live in Bristol so it wouldn’t make any difference to the Community stuff anyway.

MattCL Nobody wants a club disconnected from its town, but if the team isn't winning games, the whole thing falls apart anyway. Giving the squad the best possible setup to perform has to be priority. The community work builds off a successful football team, not the other way around.

MattCL I'll just drop in here that thanks to theese conversations i've made the decision to apply to work with the new community foundation. Think it's time to get involved and do something to help rather then moaning about the lack of community work 👍.

admin I think the argument stems from the old days when everyone lived in Yeovil. Different time, was more of a drinking culture with players which is less accepted now adays, but I get the impression that was the main social back then. Aswell as the fact that we were a league 1 club so players came for the experience at the level.. Non league doesn’t have the same pull.
